Signs you probably just need a repair
- The leak is in a single, identifiable spot, usually near a skylight, chimney, or vent.
- The roof is under 15 years old and otherwise looks fine from the ground.
- You had a specific storm event (hail, wind) and the damage is localized.

Square footage of the roof: Measured off satellite imagery and confirmed on-site, pitch and overhang add 20% to 30% over home square footage.
Pitch: Steeper roofs require more safety equipment, additional labor time, and specialized rigging.
Material choice: Architectural shingles, designer lines, stone-coated metal, or standing seam metal.
Tear-off vs. layover: We recommend full tear-offs because layovers void most manufacturer warranties and trap moisture underneath.
Decking condition: Rotten wood uncovered during tear-off is replaced at a fixed per-sheet rate specified upfront in your contract.
Complexity: Valleys, dormers, chimneys, and skylights require extra labor and specialized flashing details.

STEP 1
Inspection & Estimate
Your Home Inspection Specialist walks the roof, photographs every slope, and sends you a written line-item estimate, usually the same day. You also get a digital copy of every inspection photo.
STEP 2
Material & Schedule
You pick your shingle color and manufacturer. We confirm a tear-off date, usually within 2 to 4 weeks, and you get a text notification the day before with a 2-hour arrival window.
STEP 3
Install & Walkthrough
The crew arrives between 7:00 a.m. and 8:00 a.m. on install day. Tear-off, decking inspection, underlayment, shingles, flashing, ridge vent, and cleanup happen in sequence. Most roofs finish in 1 to 2 days. We walk the finished roof with you, handing over your warranty paperwork before we leave.
How long will my new roof actually take to install?
Most single-family home roof replacements in Ohio take 1 to 2 days. Complex roofs with steep pitches, multiple dormers, or extensive valleys may take up to 3 days. Your Home Inspection Specialist will confirm your exact timeline during your free inspection.
Do I have to leave my house during the install?
No. Most homeowners remain home during installation. It is noisy while crews work overhead, but installation teams keep driveway access clear and never need to enter your living space.
What happens if it rains on install day?
We monitor local weather forecasts closely. If rain is expected, we reschedule or work in sections, tarping exposed decking securely overnight. Water has never entered a home during our installations due to our strict weather protocols.
Can I finance a roof replacement?
Yes. We offer flexible financing options with multiple lending partners, including options with no money down for qualified homeowners. Your Home Inspection Specialist will walk you through payment options at quote time.
What is included in the roof replacement warranty?
You receive two layers of protection: a manufacturer warranty on materials (up to 50 years on premium lines) and our VanGuard workmanship warranty on installation labor. Every term is clearly detailed in your contract in plain English.
